Education hours required for a real estate broker license in the state of Colorado: The 168 hours of qualifying education is comprised of mandatory courses required by the Colorado Real Estate Commission. This includes 48 hours of Real Estate Law & Practice, 48 hours of Colorado Contracts and Regulations, 8 hours of Trust Accounts and Record Keeping, 8 hours of Current Legal Issues and 32 hours of Practical Applications.
Reciprocity:
If you hold a real estate license in one of the 49 states, Colorado will accept your application for licensure with limited examination and or prelicense education. Review the information below to determine your licensing requirements.
Colorado does not have reciprocal license programs for real estate licensees from Guam, Manitoba, Newfoundland, New Brunswick, Northwest Territories, Nova Scotia, Nunavut Territory, Ontario, Puerto Rico, Quebec, Saskatchewan or the Virgin Islands.
Continuing Education (CE) and License Renewal Requirements:
Real estate licenses in Colorado need to be renewed every three years from the date the license is issued. To renew, licensees need to complete 24 hours of real estate CE. Of this, 12 hours need to be the 4-hour Annual Commission Update course, taken each year for 3 years.
Colorado Real Estate Appraisal Licensing Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Colorado Board of Real Estate Appraisers. The information provided below can be found on the Board’s website. However, we recommend you contact the Board for more detailed information and for any changes which may have occurred.

Licensure Requirements to Become an Appraiser
• Must be at least 18 years of age
• Must be of good moral character
• Must meet the educational requirement for the applying level of appraiser licensure • Must meet the experience requirement for the applying level of appraiser licensure • For Certified Residential level, one of the following is required:
-Bachelor degree in ANY field
-Associate's Degree in Business Administration, Accounting, Finance, Economics, or Real Estate
-Completion of 30 hours of (1) relevant coursework, or (2) College Level Examination Program (CLEP) exams (3) or some mix of both
• For Certified General level: A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters is also required. An alternative to the education requirement is also available: 5 years of experience, 5 years without any disciplinary action and completion of specific additional education
• Satisfactory completion of the state examination
• Submit application, required documents, and associated fees
Appraiser School Education Requirements
• 150 hours for the State Licensed Appraiser which consist of the following courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours), Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours)
• 200 Hours for the Certified Residential Appraiser which consist of the same 150 hours of Licensed Appraiser education AND: Statistics, Modeling and Finance (15 hours), Advanced Residential Application and Case Studies (15 hours), Appraisal Subject Matter Electives (20 hours)
• 300 hours for the Certified General Appraiser which includes the same 200 hours for the Certified Residential Real Property Appraiser education AND: General Appraiser Sales Comparison and Income Approach (15 hours), General Appraiser Site Valuation and Cost Approach (15 hours), General Appraiser Income Approach (45 hours), General Appraiser Report Writing and Case Studies (10 hours), General Appraiser Market Analysis and Highest and Best Use (15 hours)
Experience Requirements for Becoming an Appraiser
• State Licensed Appraiser – 1000 hours in 6months
• Certified Residential Appraiser – 1500 hours in 12 months
• Certified General Appraiser – 3000 hours in 18 months with at least 1500 hours of experience in non-residential appraisals
Continuing Education Requirements for Appraiser License Renewal
• For initial licenses issued on or after July 1 of any year, there shall be no continuing education appraiser class requirement as a condition of renewal of such initial license that expires December 31 of the year of issue. For initial licenses issued before July 1 of any year, there shall be an obligation to complete 14 hours of continuing education appraiser classes as a condition of renewal before the initial license expires on December 31 of the year of issue
• Each applicant for renewal of a license shall complete at least 42 classroom hours of real estate appraisal continuing education during the three year period preceding expiration of the appraiser license to be renewed
• The 7-hour USPAP Update course or its equivalent must be taken every other year
• NOTE: It is advisable to check with the appropriate Colorado Regulatory Agencies to confirm program/course work will satisfy initial or renewal licensing or certification of that agency
