Idaho Real Estate License Requirements

Licensing Board/Commission: 

Idaho Real Estate Commission (IREC) 


Requirements: 

Education hours required for a real estate salesperson license in the state of Idaho: 90 hours 

Education hours required for a real estate broker license in the state of Idaho: 180 hours 

Idaho additionally requires 12 hours of postlicense education (including the 8-hour mandatory postlicense fundamentals course and a 4-hour postlicense elective course) and two different Idaho core courses. 


Reciprocity: 

Real estate commissions and boards across the country are adopting policies for a real estate agents in one state to more easily become licensed in another state. Idaho does not have a reciprocal relationship with any other state. 


Continuing Education (CE) and License Renewal Requirements: 

Real estate professionals must renew their real estate licenses every two years from the month of their birth. Idaho’s mandatory continuing education includes 12 hours of elective courses, plus a 6-hour core course.

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Idaho Board of Real Estate Appraisers. The information provided below can be found on the Board’s website. However, we recommend you contact the Board for more detailed information and for any changes which may have occurred. 


Licensure Levels

• Licensed Residential Appraiser 

• Certified Residential License 

• Certified General License 


Licensure Requirements to Become an Appraiser 

• Must be at least 18 years of age 

• Must have a high school diploma or its equivalent 

• Must meet the educational requirement for the applying level of appraiser licensure • Must meet the experience requirement for the applying level of appraiser licensure • For Certified Residential level: A minimum of an Associate’s Degree OR 21 college semester hours in specific subject matters is also required 

• For Certified General level: A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters is also required 

• Satisfactory completion of the state examination (no exam requirement for the Registered Trainee) 

• Submit application, required documents, and associated fees 


Appraiser School Education Requirements 

• 75 hours for the Registered Appraiser which consist of the following appraiser courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours) 

• 150 hours for the Licensed Residential Appraiser which include the same hour requirement as the Registered Appraiser level AND: Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours)

Experience Requirements for Becoming an Appraiser 

• Registered Trainee – No experience requirement 

• State Licensed Appraiser – 2000 hours in not less than 12 months 

• Certified Residential Appraiser – 2500 hours in not less than 30 months 

• Certified General Appraiser – 3000 hours in not less than 30 months with at least 1500 hours of experience in non-residential appraisals 


Continuing Education Requirements for Appraiser License Renewal 

• All appraiser licenses must be renewed every two years from date of licensure

Requirements: 

Education hours required for a real estate salesperson license in the state of Illinois: N/A 

Education hours required for a real estate broker license in the state of Illinois: 90 hours, which includes the 75-hour Broker Prelicense Topics course and the 15-hour Interactive Broker Prelicense Applied Real Estate Principles course 

Illinois also requires 39 hours of postlicense education for brokers, which includes one 15-hour classroom/distance education learning course and one 15-hour interactive course. 


Reciprocity:

Real estate commissions and boards across the country are adopting policies for a real estate agents in one state to more easily become licensed in another state. Currently Illinois has reciprocity with the following states under the Real Estate License Act of 2000: Colorado Department of Regulatory Agencies, Connecticut Department of Consumer Protection, Occupational and Professional Licensing Division, Florida Department of Business and Professional Regulation, Georgia Real Estate Commission, Indiana Real Estate Commission (Broker reciprocity only), Iowa Real Estate Commission, Nebraska Real Estate Commission, South Dakota Real Estate Commission and Wisconsin Department of Regulation and Licensing. 


To qualify for an Illinois Real Estate Broker license under Category D, applicants must: 

1. Be at least 21 years old; and 

2. Hold an active broker’s license, or equivalent by examination in a state that has a reciprocal agreement with the Department of Financial and Professional Regulation. 


Continuing Education (CE) and License Renewal Requirements: 

Real estate brokers in Illinois must renew their real estate licenses by April 30 of even-numbered years. Managing brokers in Illinois must renew their real estate licenses by April 30 of odd-numbered years. The continuing education requirements of Illinois require 12 hours of real estate CE classes: 6 hours of electives and 6 hours of core courses. Brokers renewing for the first time are required to take 30 hours of continuing education classes.

Illinois Real Estate Appraisal Licensing Requirements

The information provided below can be found on the Board’s website. However, we recommend you contact the Board for more detailed information and for any changes which may have occurred. 


Licensure Levels

Licensure Requirements to Become an Appraiser 

• Must be at least 18 years of age 

• Must have a high school diploma or its equivalent 

• Must meet the educational requirement for the applying level of appraiser licensure • Must meet the experience requirement for the applying level of appraiser licensure • For Certified Residential level: A minimum of an Associate’s Degree OR 21 college semester hours in specific subject matters is also required 

• For Certified General level: A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters is also required 

• Satisfactory completion of the state examination 

• Submit application, required documents, and associated fees 


Appraiser School Education Requirements 

• 75 hours for the Associate Real Estate Appraiser which consist of the following appraiser courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours) 

• 200 Hours for the Certified Residential Appraiser which consist of the same 75 hours of Associate Real Estate Appraiser education AND: Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours) Statistics, Modeling and Finance (15 hours), Advanced Residential Application and Case Studies (15 hours), Appraisal Subject Matter Electives (20 hours) 

• 300 hours for the Certified General Appraiser which includes the same 200 hours for the Certified Residential Appraiser education AND: General Appraiser Sales Comparison and Income Approach (15 hours), General Appraiser Site Valuation and Cost Approach (15 hours), General Appraiser Income Approach (45 hours), General Appraiser Report Writing and Case Studies (10 hours), General Appraiser Market Analysis and Highest and Best Use (15 hours) 


Experience Requirements for Becoming an Appraiser 

• Associate Real Estate Appraiser – No experience requirement 

• Certified Residential Appraiser – 2500 hours in not less than 24 months 

• Certified General Appraiser – 3000 hours in not less than 30 months with at least 1500 hours of experience in non-residential appraisals 


Continuing Education Requirements for Appraiser License Renewal 

• All licensees expire September 30 odd number years 

• Appraisers are required to complete 28 hours of continuing education appraiser classes each renewal cycle 

• The 7-hour USPAP Update course or its equivalent must be taken every other year
