Kansas Real Estate Commission (KREC) 


Requirements: 

Education hours required for a real estate salesperson license in the state of Kansas: 60 hours (The 30- hour Principles of Real Estate course is required before taking the license exam. The 30-hour Kansas Practice course is required prior to applying for a Kansas real estate salesperson's license.) 


Education hours required for a real estate broker license in the state of Kansas: 24 hours (The 24-hour Broker's Prelicense course is required before taking the license exam, but no continuing education credit is given for this course. The course must be approved by the Commission and is available by classroom or home-study method.) 


Reciprocity: 

Real estate commissions and boards across the country are adopting policies for a real estate agents in one state to more easily become licensed in another state. In Kansas, if an applicant holds a current broker’s or salesperson’s license in another state, the applicant does not have to complete Kansas’ prelicense course or the national portion of the exam. Applicants must submit current certification of license history from any jurisdictions that have issued a real estate license to the applicant. This must be filed no later than six months from the issue date of the certification. 

If the applicant is applying for a salesperson's license, he or she must complete the Kansas practice course and pass the Kansas portion of the exam. An active Kansas supervising broker must sign the license application. 


If the applicant is applying for a broker's license, he or she must complete the 4-hour Kansas law course and pass the Kansas portion of the exam. 


Continuing Education (CE) and License Renewal Requirements: 

Real estate professionals’ license renewals in Kansas are staggered over a two-year period with licenses expiring in groups based on the first letter of your last name. Real estate licensees in Kansas must complete 12 hours of real estate CE, and of these 3 hours must be the required salesperson and broker core course.

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Kansas Board of Real Estate Appraisers. The information provided below can be found on the Board’s website. However, we recommend you contact the Board for more detailed information and for any changes which may have occurred. 


Licensure Levels 

• Provisional Trainee (The Provisional classification was established for those trainees who have met the education requirement of the license type they are training for, but have not met the test or experience requirements. If you intend to license as a provisional, the Board always recommends that you have your supervising appraiser in place prior to beginning the pre-license education process 

• Licensed Appraiser 

• Certified Residential Appraiser 

• Certified General Appraiser

 

Licensure Requirements to Become an Appraiser 

• Must be at least 18 years of age 

• Must have a high school diploma or its equivalent 

• Must meet the educational requirement for the applying level of appraiser licensure • Must meet the experience requirement for the applying level of appraiser licensure • For Certified Residential level: A minimum of an Associate’s Degree OR 21 college semester hours in specific subject matters is also required 

• For Certified General level: A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters is also required. Satisfactory completion of the state examination (while the exam is not required for the Provisional Licenses, it must be passed prior to submitting your experience)

Continuing Education Requirements for Appraiser License Renewal 

• Appraisers renew annually. Appraisers are required to complete 28 hours of continuing education appraiser classes each 2 year renewal cycle 

• Continuing education is reported to the Board during each “odd” year renewal ever two years. Each education cycle runs from July 1 of each odd year through June 30 of the following odd year

Appraiser School Education Requirements 

• 90 Hours for the Associate Real Property Appraisal which consist of the following appraiser courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours), Residential Market Analysis and Highest and Best Use (15 hours) 

• 180 hours for the Licensed Appraiser which consist of the same 90 hours of Associate Real Property Appraiser education AND: Income Property Appraisal (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours), Statistics, Modeling and Finance (15 hours), Advanced Residential Application and Case Studies (15 hours) 

• 200 Hours for the Certified Residential Appraiser which consist of the same 150 hours of Licensed Appraiser education AND: Appraisal Subject Matter Electives (20 hours) 

• 300 hours for the Certified General Appraiser which includes the same 200 hours for the Certified Residential Appraiser education AND: Income Property Appraisal (60 hours), General Appraiser Report Writing and Case Studies (10 hours), General Appraiser Market Analysis and Highest and Best Use (15 hours) 


Experience Requirements for Becoming an Appraiser 

• Associate Real Property Appraiser – No experience requirement 

• Licensed Appraiser – 2000 hours in no less than 12 months 

• Certified Residential Appraiser – 2500 hours in not less than 30 months 

• Certified General Appraiser – 3000 hours in not less than 30 months with at least 1500 hours of experience in non-residential appraisals 


Continuing Education Requirements for Appraiser License Renewal 

• All Kentucky licensed/certified appraisers must complete a total of 14 hours of continuing education appraiser classes by June 30th of each year 

• All Kentucky licensed/certified appraisers must complete a 7 hour National USPAP Update course every even number year 

• Continuing Education is due on or before May 16 of each year, beginning with the 2014 renewal year. Although the date for completing continuing education will change, the renewal period will continue to begin July 1 and end June 30
