Maryland Real Estate License Requirements

Maryland Real Estate Commission (MREC)

Requirements:

Education hours required for a real estate salesperson license in the state of Maryland: 60 hours

Education hours required for a real estate broker license in the state of Maryland: N/A

Reciprocity:

Real estate commissions and boards across the country are adopting policies for a real estate agents in one state to more easily become licensed in another state. Maryland has reciprocal relationships with Pennsylvania and Oklahoma, but applicants from all other states can send in their history to be considered for reciprocity.

Continuing Education (CE) and License Renewal Requirements:

Real estate professionals in Maryland, including both salespersons and associate brokers, must take 15 hours of continuing education classes in order to renew their real estate licenses. These 15 hours of real estate CE include 3 hours on agency, 3 hours on legislative updates, 1.5 hours on fair housing, 3 hours on ethics and 4.5 hours of electives (ensuring that elective courses taken are never duplicated from year to year).

Licensure Requirements to Become an Appraiser

• Must be at least 18 years of age

• Must have a high school diploma or its equivalent

• Must meet the educational requirement for the applying level of appraiser licensure • Must meet the experience requirement for the applying level of appraiser licensure • For Certified Residential level: A minimum of an Associate’s Degree OR 21 college semester hours in specific subject matters is also required

• For Certified General level: A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters is also required

• Satisfactory completion of the state examination (Trainees are not required to take a state exam)

• Submit application, required documents, and associated fees

Appraiser School Education Requirements

• 75 hours for the Appraiser Trainee which consist of the following appraiser courses: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours)

• 150 hours for the Licensed Real Estate Appraiser which include the same hour requirement as the Trainee level AND: Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours)

Experience Requirements for Becoming an Appraiser

• Appraiser Trainee – No experience requirement

Consumer Affairs and Business Regulation - Board of Registration of Real Estate Brokers and Salespersons

Requirements:

Education hours required for a real estate salesperson license in the state of Massachusetts: 40 hours

Education hours required for a real estate broker license in the state of Massachusetts: 40 hours

Reciprocity:

Real estate commissions and boards across the country are adopting policies for a real estate agents in one state to more easily become licensed in another state. Massachusetts has reciprocal relationships with the following states: Connecticut, Rhode Island, West Virginia, Nebraska, Iowa, Tennessee, Mississippi, Colorado, Georgia, Pennsylvania and New Mexico. Additionally, salespersons and brokers who have been licensed for two years in Oklahoma have complete reciprocity, as do brokers licensed for two years in New York.

Licensees from New Hampshire (both salespersons and brokers) must apply for an educational waiver that allows the applicant to take only the Massachusetts State portion of the examination without completing the Massachusetts prelicense education. Maine brokers who have been licensed for three years and active salespersons from all other states must apply for the educational waiver as well.

Continuing Education (CE) and License Renewal Requirements:

Real estate professionals in Massachusetts need to renew their real estate licenses every two years from the date of the licensee’s birthday. Massachusetts requires 12 hours of real estate CE. All of these hours are electives, however Massachusetts’ Board of Registration specifies the appropriate elective topics.

• For Certified Residential licensees, not more than seven (7) hours of courses designated as elective may be credited toward renewal. For Certified General licensees, at least fourteen (14) hours in courses shall be designated as non-residential
