Georgia Real Estate Commission (GREC)
Requirements:
Education hours required for a real estate salesperson license in the state of Georgia: N/A Education hours required for a real estate broker license in the state of Georgia: 60 hours Georgia also requires 25 hours of postlicense education.
Reciprocity:
A real estate professional licensed in another state who becomes a Georgia resident may obtain an equivalent Georgia real estate license without further examination or education. The applicant must submit a certification of license history (no more than one year old) from the state in which the applicant is currently licensed. The certification of license history must show that the applicant:
• is currently in good standing; (The license cannot be lapsed or expired.)
• has passed an examination for the type of license sought in Georgia; and
• has met all prelicense and continuing education requirements required for that license by that state.
Continuing Education (CE) and License Renewal Requirements:
In order to renew your real estate license in Georgia, 36 hours of real estate CE must be completed every 4 years from the month of your birth. Of the 36 hours, 3 hours must cover Georgia law and rules.

• Must be at least 18 years of age

• Submit application, required documentation (including criminal background check) and associated fees

Experience Requirements for Becoming an Appraiser
• Registered Real Property Appraiser – no work experience requirement
• Licensed Real Property Appraiser – 2000 hours in no less than 12 months
• Certified Residential Real Property Appraiser - 2500 hours in no less than 24 months • Certified General Real Property Appraiser - 3000 hours in no less than 30 months with at least 1500 hours of experience in nonresidential appraisals
Continuing Education Requirements for Appraiser License Renewal
• All appraisers who hold an active appraiser classification are required to complete 14 hours of Board approved continuing education appraiser classes during each one year renewal period.
• In every two consecutive renewal periods, every appraiser must complete an AQB approved 7 hour USPAP course
• A renewal period begins one year prior to the current renewal due date
• Regulatory Requirement: Beginning January 1st, 2012, you will be required to fill out a “secure and verifiable document” for identification purposes as defined in O.C.G.A. §50-36-2 and (2) a “signed and sworn affidavit verifying the applicant’s lawful presence in the United States” as required in O.C.G.A. §50-36-1. Before a license or classification can be renewed, this information must be submitted to the GREC either in person, via fax, via e-mail at verify@grec.state.ga.us , via courier, or via U.S. mail. The information must be legible. If you typically renew online, please allow five business days from the submission of your information for the GREC to notate your license record so that you will be able to renew online.
