Requirements:
Education hours required for real estate salesperson license in the state of Missouri: 48 hours prior to taking the state exam and an additional 24 hours prior to being licensed.
Hours required for real estate broker license in the state of Missouri: 48 hours
Reciprocity:
(2) An individual who holds a real estate license in another state or jurisdiction desiring to obtain a real estate license in Missouri, must fulfill the following requirements: (A) Salesperson Requirements:1. An individual holding a current and active salesperson license in another state or jurisdiction at the time of application for a Missouri salesperson license must pass the state portion of the Missouri salesperson exam and complete the twenty-four (24)-hour Missouri Real Estate Practice Course. The Missouri Real Estate Practice Course may be taken before or after the exam date, but must be taken prior to applying for licensure. The forty-eight (48)- hour Missouri salesperson pre-examination course shall be waived. Application for licensure must be submitted to the commission within six (6) months of passing the state portion of the Missouri salesperson exam; and 2. A license (history) certification issued from the real estate commission of the state or jurisdiction from where applying must be provided with the application for licensure. The nonresident certification must be issued no more than three (3) months prior to application for a Missouri license. (B) Broker Requirements: 1. An individual holding a current and active salesperson license in another state or jurisdiction wishing to obtain a Missouri broker’s license, must have twenty-four (24) of the last thirty (30) months active salesperson experience, complete the Missouri forty-eight (48)-hour broker pre-examination course, pass both portions of the Missouri broker exam and apply for licensure within six (6) months of the forty-eight (48)-hour broker course completion date;
2. An individual holding a current and active broker license in another state or jurisdiction, other than those states and jurisdictions that issue only broker licenses, must have twenty-four (24) of the last thirty (30) months active license experience as a salesperson or broker, pass the state portion of the Missouri broker exam, and apply for licensure within six (6) months of passing the state portion of the Missouri broker exam. The forty-eight (48)-hour broker pre-examination course shall be waived 3. If licensed in a state or jurisdiction that only issues broker licenses, Missouri will recognize the single license as a salesperson license and applicants must comply with 20 CSR 2250-4.080(2)(B)1.; and 4. A license (history) certification issued from the real estate commission of the state or jurisdiction from where applying must be provided with the application for licensure. The license certification must be issued no more than three (3) months prior to application for a Missouri license.

Missouri Real Estate Appraisal Licensing Requirements

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Missouri Real Estate Appraisers Board. The information provided below can be found on the Board’s website. However, we recommend you contact the Board for more detailed information and for any changes which may have occurred.
Licensure Levels

• Certified General Appraiser
Licensure Requirements to Become an Appraiser
• Must be at least 18 years of age
• Must have a high school diploma or its equivalent
• Must meet the educational requirement for the applying level of appraiser licensure • Must meet the experience requirement for the applying level of appraiser licensure • For Certified Residential level, one of the following is required:
• Bachelor degree in ANY field
• Associate's Degree in Business Administration, Accounting, Finance, Economics, or Real Estate
• Completion of 30 hours of (1) relevant coursework, or (2) College Level Examination Program (CLEP) exams (3) or some mix of both
• For Certified General level: A minimum of a Bachelor’s Degree OR 30 college semester hours in specific subject matters is also required. An alternative to the education requirement is also available: 5 years of experience, 5 years without any disciplinary action and completion of specific additional education
• Satisfactory completion of the state examination
• Submit application, required documents, and associated fees
Appraiser School Education Requirements
• 75 hours for the Trainee Appraiser coursers which include: Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours) and 4 hours of Supervisor/Trainee education.
• 150 hours for the Licensed Appraiser which consist of the following appraiser courses : Basic Appraisal Principles (30 hours), Basic Appraisal Procedures (30 hours), 15 Hour National USPAP Course or its equivalent (15 hours) Residential Market Analysis and Highest and Best Use (15 hours), Residential Appraiser Site Valuation and Cost Approach (15 hours), Residential Report Writing and Case Studies (15 Hours), Residential Sales Comparison and Income Approach (30 hours)
• 200 Hours for the Certified Residential Appraiser which consist of the same 150 hours of Licensed Residential Appraiser education AND: Statistics, Modeling and Finance (15 hours), Advanced Residential Application and Case Studies (15 hours), Appraisal Subject Matter Electives (20 hours)

• Certified General Appraiser – 3000 hours in 18 months with at least 1500 hours of experience in non-residential appraisals
Continuing Education Requirements for Appraiser License Renewal
• All licenses expire on June 30th of even number years
• All appraisers must complete 28 hours of continuing education appraiser classes during the two year cycle
• 7 of those hours must cover the USPAP Update course
